Home inspection services can get a bit confusing. People like to know what is included in a home inspection if they are a buyer versus what will the home inspector inspect if they are a seller. Some homeowners  just want to have a home inspection to know the condition of their house and its components. The items that are inspected may differ depending on the home inspection company you choose. Some home inspectors will not inspect certain items if you already own your home, or if you are purchasing a home as an investment property. Fortunately, I perform all of my home inspections as if you are purchasing the house as your residence. Radon Testing

Pre-listing inspection is a sellers inspection. Sellers have a home inspector inspect their home before they put it on the market. This allows them to provide information for the disclosure statement, and gives them the opportunity to correct any issues. This is a great marketing tool for the seller. Sellers can provide the report to the buyer and show documentation of the corrected issues.

Buyers inspection is for those purchasing a home. Buyers want to be educated about the condition of the home and its systems. The home inspection gives the buyer the ability to make an educated and informed decision, free from emotion, about the purchase of your home.

Home warranty inspection is for homeowners that have a warranty on their house that may be expiring. Usually this inspection is performed in the tenth or eleventh month of the warranty period. The home inspector can detect any issues prior to the warranty expiration. The homeowner then has a chance to have the issues corrected, as long as the warranty covers those issues. The cost of the inspection can pay for itself with this type of inspection. Please read your policy or contact your insurance company for coverage details.

Homeowner inspection is a home inspection for homeowners that want to know the condition of their home. If you own a home and didn't have a home inspection at the time of purchase, this is the inspection for you. Also, if you did have a previous home inspection, and it has been many years since that inspection, it is a great way to update your knowledge of your home. This inspection also give you helpful information if you are thinking of remodeling. You get an honest independent opinion because I do not provide any repair services and will not benefit from any repairs performed.

Additional Inspection Services

System or component inspection is for a homeowner that wants to know the condition of a few systems, but does not want or need a home inspection. For example, you may want to know the condition of the roof, or the water heater. This is a great way to get an honest independent opinion about that component. You will not have to wonder if you really needed the item repaired or replaced. I do not provide any repair service, so I do not benefit in finding something wrong.

Radon Testing is for every home and can be incorporated into any of my home inspection services at an additional fee; or can be performed alone. Radon testing should be performed in all areas, there is no difference between Oak Lawn and Mokena or other areas.
